Buyers have more leverage this September!
Over September’s first two weekends the Real Estate Institute of Victoria (REIV) recorded more than 896 auctions. 594 properties sold, 420 at auction, with 233 passed in. 172 properties were sold before auction with 2 properties selling after auction. The clearance rate averaged 71%. 1,078 homes were bought by private sale.
Spring is here, boosting the market, but there are some headwinds for sellers. Some are holding off, but many are making the move to sell and then to buy again in the same conditions. So, great properties are still listing. Melbourne buyers are in the box seat at the moment. It’s a real opportunity to maximise the reach of your budget!
It’s a unique environment
The Albanese Government’s plan to crash the inflated Sydney home market (average house price is $1.9M, median is $1.7M) has put downward pressure on home values across most of Australia.
There’s no certainty in any predictions, but some analysts are thinking national home prices could fall by 7 or 8%—in some places by 10%.
Given the average Melbourne house price in June 2026 was $1,001,000, this means the downturn accelerated by tax reforms in the May Federal Budget is likely to slash $80,000 from the average Melbourne homeowner’s net worth. You have to ask: is this what people really want from the government? Stripping family assets in all states because Sydney had a runaway market?
Just nine months ago, property analysts (the Domain Forecast Report 2026) were predicting a 6% rise in house prices across Australia. Things certainly have changed since then.
Buyer Marketing finds the best homes
Our connections with agents across Melbourne give us access to off-market and unadvertised ‘silent listings’ before they hit the wider market. This gets you in early with an offer, avoiding the fierce competition that will otherwise come later.
We take the pressure off you
With Buyer Marketing, auction pressure is not an issue—in fact, we use it to get our buyers the best result! With us on your side, you’ll avoid emotional overspending or any hiccups if you’re buying post-auction. We handle all negotiations with the benefit of deep experience.
New “Reserve Price” law starts in October
A landmark new law from the Victorian State Government comes into effect from the 1st of October. Sellers and agents must publicly disclose the exact reserve price at least 7 days before an auction or deadline sale. This is supposed to prevent underquoting by agents, and will help do that to a degree. But sale prices at auction are usually driven by competing buyers. A property’s true worth is what someone’s willing to pay at that moment, so it can often go beyond expectations or any pre-auction valuation.
Banks uncertain about next rate rise
Buyers always need to consider how interest rates may move in the short or long term. Right now, CBA, Westpac and ANZ are predicting there will be no rate rise at the end of September. Only NAB thinks rates will rise, from 4.35% to 4.6%.
Buyers can be certain of one thing, though—you will have a much better chance of finding the perfect property and getting the best deal possible on it with Buyer Marketing at your side. Call us for more information about how we maximise your buying power and the value of your purchase!
