Listings jump for March home buyers
Over March’s first two weekends the Real Estate Institute of Victoria (REIV) recorded more than 1,134 auctions. 789 properties sold, 545 at auction, with 278 passed in. 244 properties were sold before auction with 0 properties selling after auction. The clearance rate averaged 75.5%. 1,185 homes were bought by private sale.
Vendors rush to sell
The Moomba long weekend brought a quiet start for March but the market quickly picked up in the second week. February for example had 12% more listings than the five year average (Cotality). Vendors are keen to sell while conditions are good. The new uncertainty over inflation and interest rate rises is adding urgency as well. So there’s plenty of stock right now and a great opportunity to secure the perfect property!
What’s the difference between the Melbourne market and the rest of Australia?
This March Australia’s housing market is split, based on supply. Smaller cities like Perth and Adelaide keep seeing value rises because they have a shortage of homes. Investors flocked to these smaller state capitals over the last couple of years and are now sitting on investments waiting for capital growth. On the other hand, because Melbourne has a much better supply of homes, values are now generally flatlining, except the more affordable zones, like the outer north.
