June market steadies as interest rates stay on hold!
Over June’s first two weekends the Real Estate Institute of Victoria (REIV) recorded more than 758 auctions. 509 properties sold, 361 at auction, with 219 passed in. 148 properties were sold before auction with 0 properties selling after auction. The clearance rate averaged 70.5%. 901 homes were bought by private sale.
Moving from May to June the market became more favourable for buyers. Auction clearance rates softened and listing volumes increased. The King’s Birthday weekend gave the month a quiet start. In this changing environment both buyers and sellers have been cautious, but the Reserve Bank’s decision to hold the cash rate at 4.35% on Tuesday will help steady the market and add confidence.
The next rate review will be in August.

What’s happening to home values?
Home value rises and falls depend on location and price range. More affordable outer ring and middle ring house values are still rising. House values in the more expensive inner ring are easing. In the very top range it varies – Toorak, Kew and Canterbury are all going down, whereas Brighton values are holding up. (realestate.com.au). Following Jim Chalmers’ much-criticised budget in May, NAB and ANZ are now predicting around a 3% drop in national home values over 2026, before positive growth returns in 2027. But this is crystal ball gazing really. Both banks previously predicted home value growth across 2026!
Don’t make these buyer mistakes, it could cost you your home!
New government data reveals large numbers of people breaking the state’s stamp duty concession scheme rules. More than 800 Victorians were caught cheating (Herald Sun). The state collected $12.16m in unpaid tax, fines and interest from people in the 2025 financial year. And that’s just the offenders identified so far. Some made honest mistakes and some tried to bend the rules. Breaches of rules by first-home buyers include failing to live in the property as principal place of residence for the required 12 months, failing to state it was turned into an investment to be leased out, or that they had a partner who was purchasing with them.
Some partners involved with new first home grants had already received a grant or had a prior interest in a home. Some hid their past married names connected to previous home buys, partners or co-ownership.
Paying the fines or other repayment costs could force people to sell – with a big subsequent loss!
What are investors up to now?
In the three weeks since the May budget Westpac tells us applications for housing investor loans have dropped by 20%. Agents predict investors will shy away from properties upwards of 1.2 to 1.4M because the changes to negative gearing and the CGT changes make loans more expensive and capital gain will be smashed.
So with fewer investors in the mix, owner-occupier buyers in this range should have good new opportunities to buy very well!
