Clearance rates soar in June as listings drop
.Over June’s first 2 weekends the Real Estate Institute of Victoria (REIV) recorded more than 900 auctions. 693 properties sold, 485 at auction, with 139 passed in. 208 properties were sold before auction with 0 properties selling after auction. The clearance rate was very high averaging 85%. 339 homes sold by private sale.
Right now in Melbourne we’re seeing fewer homes hitting the market and fierce competition for them. Buyer demand has sharpened following the May rate cut and with at least one more cut expected in the second half of 2025, demand’s going to stay strong.

Less homes on the market this June
New listings are lower and auction numbers are down compared with this time last year. More than 200 auctions less per week in fact. June’s second week had 820 last year but just 594 this year. Mid-winter weather is the main reason. Plus the Kings Birthday weekend and looming school holidays.
Melbourne on the rise
realestate.com.au has a bright outlook for Melbourne right now, claiming values are bouncing back, with parts of the inner city up by 3.5% in the last quarter. This is on par with the Gold Coast up 3.1% and Sydney’s Inner West up 2.7%.
Further out in Melbourne where there’s better affordability, first home buyers are making plans, or are already jumping into the market. They’re getting competition though from established homeowners buying their first investment property. Local downsizers add competition in this sector also.
Trend to apartments in other States
According to a new report from property investment advisors hot spotting, apartment values in some Australian capitals have been rising at a faster rate than house values. Apartment living is being embraced more and more by first home buyers, young families and downsizers. The trend is driven simply by affordability.
This is still not the case in Melbourne though, with so much space and sprawling suburbs the backyard still reigns supreme. But sooner or later Melbourne should follow suit and apartment values will jump, as we catch up with this national trend.
