Low clearance rates in July means opportunities for buyers!
Over July’s first two weekends the Real Estate Institute of Victoria (REIV) recorded more than 634 auctions. 410 properties sold, 300 at auction, with 163 passed in. 110 properties were sold before auction with 0 properties selling after auction. The clearance rate averaged 71%. 942 homes were bought by private sale.

How low clearance rates can be good for buyers
Clearance rates give you immediate information about market conditions in the location you’re targeting. Low clearance rates can be advantageous for buyers, but only if the vendor is still considering selling after a property has passed in at auction.
Recent reports claim Melbourne clearance rates have dipped into the 50% range, being the biggest slump since COVID lockdowns. But there’s more to it. Conditions differ zone by zone across Melbourne.
How different areas are performing
The Inner East has currently recorded the lowest clearance rates, hovering around 47.8% (The Age). In high-priced suburbs like Camberwell and Kew, owners are financially secure and they’re reluctant to sell for lower prices than they want. They’ll be less flexible in negotiations.
The Inner South is getting a stronger clearance rate of 64.9% to 67.8%. The sand-belt enjoys high demand and people still see value there.
The Inner North like Brunswick and Coburg are getting mixed results, from 45.6% to 60.8%. Buyers are getting increased leverage to negotiate on passed-in properties.
Inner West has cooled down to a 50.7% clearance rate. Homes still offer reasonable affordability but there’s also a reluctance among sellers to let go of the value growth they have gained over the last few years. Sellers are holding out.
What about the outer suburbs?
The Outer East has the highest clearance rates – up around 72%, where buyers keep strongly competing for affordable family homes.
The popular Outer South has plenty of movement too, tracking at 60.7% to 72.7%. Buyers see value there and are making the right offers.
The Outer North is getting downward pressure on clearance rates, hovering around the 56% mark as tighter borrowing capacities limit peoples’ budgets.
Outer West clearance rates have fallen to 48.7% so far in July. Interest rate rises are impacting highly leveraged investors and homeowners in places like Werner, Craigieburn and Melton, producing some flatlining values and forced sales. Negotiating power is shifting to buyers.
