July buyers make a winning move
Over July’s first 2 weekends the Real Estate Institute of Victoria (REIV) recorded more than 959 auctions. 767 properties sold, 573 at auction, with 119 passed in. 193 properties were sold before auction with 1 property selling after auction. The clearance rate was very high averaging 87%. 385 homes sold by private sale.
Capital gains coming into view
Buyers acting now are poised for capital gains as the local market shows signs it’s moving to a growth phase. PropTrack’s latest Home Price Index shows Melbourne has clawed back to positive annual growth for the first time in a couple of years. Over the 12 months to June values are up by 1%. That doesn’t seem a lot, but it means a lot. Years of home-value flatlining are over and those who buy now will gain from rising values. If you’ve been waiting – don’t miss out.
No rate cut in July, next stop August
The Reserve Bank opted for caution in July, claiming any signs inflation is reducing are not clear enough, and therefore declined another cut to the cash rate. The next review is on August 12.
Meanwhile, national home values are at a record high. Brisbane for example has gone up 8.3% in the last 12 months to June. And 90% growth in last 5 years. Average home values there passed Melbourne this year and hit over $1 million for first time. Yes people are going there to retire, but people are flocking to Melbourne too.
People are flooding to Melbourne
The latest population data from the Australian Bureau of Statistics shows Victoria has Australia’s biggest net population growth again. That’s 30% of the country’s total in 2024. 132,572 new arrivals landed and the numbers for year 2025 are likely to be similar – that’s over 2500 new people a week. And they’re not coming to retire, they’re coming to work and buy family homes.
Unit rents keep climbing
Last month we noted unit values in the capital cities had been rising faster than house values, with more buyers jumping into units for the affordability factor. The latest figures from Domain’s Rent Report for the June quarter are showing unit rents are even approaching parity with house rents. Melbourne landlords are asking $25 more per week than a year ago for a typical apartment. The median asking figure is now $575 a week, 4.5% higher than a year ago.
