Interest rate hold means great summer value!
Over December’s first two weekends the Real Estate Institute of Victoria (REIV) recorded more than 1,977 auctions. 1,395 properties sold, 910 at auction, with 343 passed in. 484 properties were sold before auction with 1 property selling after auction. The clearance rate averaged 80%. 1,208 homes were bought by private sale.
Melbourne is uniquely positioned this summer to enjoy some the Australia’a best property buying value. We have many of the nation’s best areas to live yet they are currently in the lower range of capital city home prices. It’s an exciting summer for buyers!
What does the rate hold mean for buyers?
After data showed the inflation rate went up from 3.6% in September to 3.8% in October the Reserve Bank did not deliver the December cut so many mortgage holders were hoping for. The cash rate was kept steady at 3.6%. Until inflation is brought under tighter control rates are not going any lower.
This has mixed blessings for buyers because although it means no cheaper loans right now, the hold on rates should also help slow the sharply rising home prices we’ve seen over the last few months.
Affordable end will keep rising
Despite the interest rate hold, the affordability factor keeps funnelling buyers to the less expensive end of the market, keeping steady upward price pressure in that sector.

The media keeps reporting (realestate.com.au) that local and interstate investors are bailing out of Victoria, because of higher running costs and fees here. In Victoria in 2025 investors accounted for about 32% of all new mortgage loans. So they are still out there and buying and many have deep pockets. In Queensland it’s even tougher – there are so many investors they took up 41.1% of all new mortgages on residential property over 2025. In WA it’s 38.3% of new mortgages.
